商业地产:一半是火焰,一半是海水—2004年度高峰论坛梳理北京商业地产年度进程

在商业地产呈现出开发热潮经营艰难的困局时,2004年11月6日,北京几乎全部商业地产项目公司老总和代表齐聚港澳中心三层会议厅,在《安家》杂志、《证券日报·资本地产》、中原地产商业策划部、中国商业地产联盟和搜狐焦点网联合推出的“风云2004北京地产年度总论坛”之“商业地产年度高峰论坛”中,与万典武、黄国雄、王永平、陈及等商业地产研究专家一起,针对商业地产开发热潮的热景和虚火都做了一定程度的梳理,并且对2005年的市场走向做一个全面而切实的展望。同时,作为三年来北京最大规模的商业地产专业论坛,“2004商业地产年度高峰论坛”也取得了超过“2004北京地产年度风云榜”活动本身意义的成功。商业地产在2004年的突然崛起,已经成为一个很值得一说的事件,地块的拍卖价一路飙升,使得房价也水涨船高,利润空间被相对压缩。2008年奥运会之前,北京的各类建设工程将暂告停止。开发商面临着近两年大量的住宅、写字楼新盘集中上市、竞争加剧的压力。越来越多的发展商将目光从住宅和写字楼转向销售价格高出住宅2至3倍的商业类物业。另一方面,近几年来,城市的快速扩张,大盘的不断涌现,政府在城市规划中对新型商业布局留下的空缺,无形中促动了商业物业的发展。 On November 6, 2004, almost all commercial real estate project veterans and representatives from Beijing gathered in the third floor conference room of Hong Kong and Macau Center on November 6, 2004 in the home market of “Anji” magazine, “Securities Daily · Capital Land ”, the Central Plains Real Estate Business Planning Department, China Commercial Real Estate Alliance and Sohu Focus Network jointly launched the“ 2004 Beijing Real Estate Forum ”,“ Commercial Real Estate Summit Forum ”, and Wan Dianwu, Huang Guoxiong , Wang Yongping, Chen and other commercial real estate research experts together, for the boom of commercial real estate development boom and false fire have done a certain degree of combing, and the 2005 market trend to make a comprehensive and realistic outlook. Developers are facing a lot of residential buildings in recent years, concentrated on the market new office buildings, the pressure of intensified competition. More and more developers are turning their attention away from homes and offices to commercial properties that sell 2 to 3 times more than homes. On the other hand, in recent years, the rapid expansion of the cities and the continuous emergence of the broader market have made the vacancy left by the government in the new commercial layout in urban planning and virtually promoted the development of commercial properties.
