房地产业资本是整个社会资本的重要组成部分,同时也是房地产业项目进行的基础。随着市场经济的不断发展和企业竞争的加剧,各个企业要想求得生存和发展,不仅需要良好的企业管理能力和财务管理能力,同时良好资本运营能力对于企业的生存发展业非常重要。目前,随着市场经济的不断发展和房地产业竞争的日趋加剧,以少量自有资金撬动大量银行贷款的传统资本运营模式已无法适应新形势的需要,新的市场环境要求房地产开发企业必须重视资本运作模式的创新,房地产业只有通过资本运营,拓展获取土地和筹集资金的渠道,才能使自身得到长远发展。本文从房地产业资本运营的现状入手,对其存在问题及创新等进行了探讨。
