为研究信息不对称下住房市场交易行为,得到供求双方交易信息成本的计算方法,该文利用北京市2000—2008年住房市场数据和Hedonic模型,对表征交易信息成本的参数进行估计,进而测算双方交易信息成本。研究表明:信息不对称对交易双方均会带来信息成本。供给方与需求方的交易信息成本分别为市场交易价格的15.2%和19.1%。这意味着:在信息不对称的住房市场中,需求方处于劣势地位。为降低供求双方交易信息成本,建议:拓展市场信息传递渠道,提高信息传递效率;加大对住房供给方的信息披露,弱化需求方的信息劣势程度。
In order to study the transaction behavior of the housing market with asymmetric information and obtain the calculation method of the transaction information cost between the supply and the demand sides, this paper uses the housing market data and Hedonic model from 2000 to 2008 in Beijing to estimate the parameters that characterize the transaction information cost, Transaction information costs. Research shows that asymmetric information brings information costs to both parties to the transaction. The transaction information costs of supply and demand parties are respectively 15.2% and 19.1% of the market transaction prices. This means that the demand side is at a disadvantage in the housing market with asymmetric information. In order to reduce the transaction information cost between the supply and demand sides, it is suggested to expand the market information transmission channel and improve the efficiency of information transmission; increase the disclosure of information to the housing suppliers and weaken the information inferiority of the demand side.
