嘉实基金推出公募行业首款商业不动产PE。这只商业不动产PE以优惠价格获取已建成并投入使用的成熟商业项目,通过物业改造提升价值,最后借助嘉实的公募基金优势,以股权转让、发行REITs或者零散出售等多元化退出途径实现价值。作为一款股权投资产品,其收益来源于租金收入与物业资产增值,“固定+浮动”的收益设计使其兼具固定收益产品与权益类产品的投资特性。据了解,嘉实较早布局房地产PE。2014年,嘉实与上海城市地产联手,成立了房地产私募基金管理公司——深圳城市 Harvest Fund launched the public offering industry’s first commercial real estate PE.
