与去年年底相比,本季度的市场需求已经渐渐回暖,许多租客开始寻求合适的单元。但是同时,市场上仍有大部分存量未被吸纳,另外还有新的单元不断投入市场。因此本季度的住宅租赁市场依旧处于淡季,平均租金下滑,空置率继续上升。而高档住宅销售市场方面则表现良好,平均售价继续小幅上升。年初,国家建设部印发了《建设部2006年工作要点》(建办[2006]4号)。其中,为了遏制炒房,将加强落实实名制购房制度的内容引起人们的广泛关注。另外,此要点还包括继续加强房地产调控政策,稳定住房价格,以及严格实施建筑节能设计标准等内容。

Among them, in order to curb real estate speculation, the implementation of the real-name system of home purchase will be intensified to arouse people’s attention. In addition, this point also includes continuing to strengthen the real estate control policies, stabilize housing prices, as well as strict implementation of building energy efficiency design standards and so on.
