文章就住房抵押贷款证券化产生的原因及其特征、可行性和在我国推行住房抵押贷款证券化的构想作了简要阐述。提出了随着我国住房抵押贷款的全面展开,金融机构选择抵押贷款证券化道路以摆脱资金周转不畅、收支难于平衡的困境的作用和意义。强调把“证券化”作为我国发展个人住房抵押贷款的首选,将从根本上转变我国住房消费市场发展缓慢、流通不畅的局面,其作用和意义不容忽视。
The article briefly introduces the reason, characteristics and feasibility of the mortgage-backed securitization and its concept of implementing the securitization of housing mortgage loan in China. It is put forward that with the full development of China’s housing mortgage loan, the financial institutions choose the path of mortgage-backed securitization to get rid of the hard-won cash flow and difficult balance of payments. Emphasizing that “securitization” as the first choice for developing personal housing mortgage loans in our country will fundamentally change the situation that the housing consumer market in our country develops slowly and in a poor circulation, its role and significance can not be ignored.
