商业地产运营的关键是后期的商业运营。中国房地产的发展和变化有一个不可忽视的脉络,就是金融政策的导向决定着房地产的发展方向。2009年以来紧缩的宏观货币政策和房地产信贷政策以及住房的限购令,使大部分的开发商由纯住宅开发转向住宅商业的综合性开发,甚至完全向商业地产转型。在转型的过程中,如果没有对商业地产本质的理解,没有遵循商业地产的金融法则或金融战略,这种转型将面临很大的风险。
The key to commercial real estate operations is later commercial operations. China’s real estate development and changes have a negligible context, that is, the direction of financial policy determines the direction of real estate development. The tightening macro-monetary policies and real estate credit policies and housing purchase restrictions since 2009 have shifted the majority of developers from purely residential development to comprehensive residential commercial development, or even to commercial real estate completely. In the process of transformation, this kind of transformation will face a great risk if it does not have an essential understanding of commercial real estate and does not follow the financial laws or financial strategies of commercial real estate.
