2000年春,贵州省贵阳市出现了一种称作“房屋银行”的中介方式。房主可以像存钱一样,将空置的房屋“存”入其中,由“房屋银行”代为租赁管理,不论房屋出租与否,出租人都可以定期获得租金。贵阳“房屋银行”启动后,当地房地产传统中介遭受到前所未有的重创,仅几个月便破产或倒闭的就有约三分之一。随后,贵州的经验在各地推广,郑州、苏州、济南、太原、广州、上海、天津的“房屋银行”相继开张,北京市第一家“房屋银行”也于今年5月份开始启动。
In the spring of 2000, an intermediary called “Housing Bank” emerged in Guiyang, Guizhou Province. Homeowners can save their vacant homes as they would for their savings, managed by the “house bank” on their behalf, and the lessor can get rents periodically, regardless of whether they are rented out or not. After Guiyang’s “Housing Bank” was launched, traditional real estate agents in local real estate suffered unprecedented hitches, with about a third going bankrupt or closed in months. Subsequently, the experience of Guizhou was popularized everywhere. The “Housing Banks” of Zhengzhou, Suzhou, Jinan, Taiyuan, Guangzhou, Shanghai and Tianjin were opened one after another. The first “Housing Bank” of Beijing was also started in May this year.
