经济的快速发展伴随着城市化的发展,在城市化的进程加剧时,各地发展呈现同质化现象。历史街区作为城市的标本,刻画着城市的记忆,城市土地的稀缺性使得城市土地总体上供不应求,这也就使得位于城市优越地理位置的历史街区的土地受到热捧,历史街区的生存面临改造或重建两条道路。在政府、开发商和街区居民的三个主体中借助博弈模型的方式分析历史街区的文化价值和经济价值,进行思考和讨论,寻找历史街区的未来生存之道。根据博弈中追求帕累托最优,发现适合历史街区发展的道路更倾向于以市场为主导,以政府为规划和支持主体,辅助以历史街区的居民自我开发与配合。
The rapid economic development is accompanied by the development of urbanization. As the process of urbanization intensifies, the development of all parts of the country presents a homogenization phenomenon. As a specimen of the city, the historic district depicts the memory of the city. The scarcity of urban land makes the urban land generally in short supply, which makes the land in the historical district with excellent geographical position in the city prosperous, and the survival of the historic district is facing the transformation or Reconstruction of two roads. In the three main bodies of the government, developers and residents in the neighborhood, through the analysis of the cultural value and economic value of the historic district through the game model, we can think and discuss the historical neighborhood in order to find out the future survival of the historic district. According to the pursuit of Pareto optimality in the game, it is found that the road suitable for the development of historic blocks tends to be market-oriented, with the government as the main body of planning and support and the self-development and cooperation of residents living in historic blocks.
