在我国目前积压的5000多万平方米的商品房中,中高价商品住宅占了近6成,达3000万平方米。在我国城镇居民住房福利体制还未根本改变,城镇居民住房问题还没有根本解决时,为什么会产生商品住宅的积压,这是目前讨论住宅商品能否成为消费热点或是住宅产业能否成为新一轮经济周期的增长点所不可回避的难题。解决这个问题不仅有利于全面解决房地产市场的供需失衡,放开房地产一级市场,启动活跃房地产二、三级市场,而且能促进住宅产业健康、协调地发展,以寻求一条使住宅产业成为我国国民经济发展的经济增长点的可行途径。
