个人认为商业地产,尤其是大型商业房地产项目的土地转让方式应该和其他地产形式的土地转让方式不同,应该以商业长期税收和对就业的提升为政府的核心赢利模式,而不是以土地拍卖方式为政府的核心赢利模式,尤其在中国商业地产尚处在发展初期,这一点显然和“后831时代”的土地政策是冲突的。
