住宅抵押贷款证券化,是金融体系完善的国家联接住宅金融市场与资本市场的通行做法,从效率的角度出发,这种体系的设计,除可以降低银行开展住宅抵押贷款的成本,扩大银行融资的渠道外,最主要的是,资产证券化是一个世界性的潮流,而资产证券化一般都是由住宅抵押贷款证券化开始的。本文对住宅抵押贷款证券化的基本内涵及推行该体系的配套条件做了初步的探索,探析的目的是为设计及推行住宅抵押贷款证券化设计配套条件提供一些思路。
