本文从我国某些城市住宅市场“异动”及其危害性入手运用耗散结构论,分析说明住宅市场实现供求从“无序”向“有序”转化的机理和桥梁。阐述了房地产市场系统“涨落”的必然性及其影响因素,提出了宏观调控房地产市场的根本手段:一方面,要创造非平衡条件,即规定使用者占有或使用房地产资源的成本和限制条件;另一方面,要尽量减少系统流动阻力,即要保证房地产市场信息的透明度和资金供应的合理与畅通。
This article starts with the theory of dissipative structure from the housing market “transaction ” and its harmfulness in some cities of our country, and analyzes the mechanism and bridge of housing market in realizing the transformation of supply and demand from “disorderly ” to “orderly ”. The necessity of the “fluctuation” of the real estate market and its influencing factors are expounded. The fundamental means of macroeconomic regulation and control of the real estate market is put forward. On the one hand, it is necessary to create a non-equilibrium condition that stipulates the costs and restrictions for users to occupy or use the real estate resources Conditions; the other hand, to minimize system flow resistance, that is, to ensure the transparency of the real estate market information and funding supply is reasonable and smooth.
