受制于经济发展水平和居民承贷能力的制约 ,内地中小城市的商业银行在发展个人住房贷款业务时 ,不同程度地存在种种疑虑 ,认为市场有限 ,收益较低且风险较大 ,难以大胆拓展此项业务。通过对建行湖北襄樊市分行发展个人住房贷款的调查 ,实证分析了内地发展个人房贷业务存在的几个误区和对策。
Restricted by the level of economic development and residents’ ability to afford the loans, commercial banks in small and medium-sized cities in the Mainland have varying degrees of misgivings about the development of their personal housing loan business. They think the market is limited, the returns are low and the risks are high, making it difficult to boldly expand this Business. Through the investigation on the development of individual housing loans by CCB Hubei Xiangfan Branch, this paper empirically analyzes the several errors and countermeasures in the development of personal mortgage business in the Mainland.
