成本控制是房地产开发企业管理中十分重要的工作。在目前宏观政策的调控下,销售价格受到压制,其成本控制的重要性显得更为重要。从房产开发实务来看,基于开发流程可以将成本控制分为五个阶段,本文对竣工阶段的成本控制运行机理进行了描述,从竣工结算、竣工结算审核和工程造价对比分析三方面进行成本控制,从而达到降低开发成本,提高企业竞争力的目的。
