针对目前国内个人住房抵押贷款开展的现状，对现行的抵押贷款体系中存在的问题进行了分析，并提出了相应的对策：即提高操作效率、合理配置贷款结构、开展抵押贷款证券化以及抵押贷款保险等。借鉴国际上发达国家的做法，通过证券市场分散抵押贷款的风险，通过抵押贷款保险业务的开展完善社会保障体系，促进个人住房抵押贷款的良性发展，进而推动房地产市场的健康发展。
In view of the current situation of the development of personal home mortgage loan in our country, the existing problems in the mortgage loan system are analyzed and corresponding countermeasures are put forward: improving operational efficiency, rationalizing loan structure, carrying out mortgage loan securitization and mortgage loan Insurance and so on. Drawing on the practices of developed countries in the world, we can diversify the risk of mortgage loans through the securities market, improve the social security system through the development of mortgage insurance business, and promote the healthy development of individual housing mortgage loans, so as to promote the healthy development of the real estate market.
