最近一两个月的萧山楼市,总体呈现的是高价盘成交清淡,低价盘一冒头就被抢空的局面。例如上个月推出特价房的金帝.金色钱塘,数百套房源几天时间就基本售完。随后,金鹭.银座和高运.新惠名苑两个新楼盘以较低价格开盘,所推房源在一两天内就被一抢而空。与上述低价楼盘的火爆表现形成鲜明对比的是,部分高价楼盘成交一般。如位于市中心的顺发.旺角城,目前均价仍在每平方米1万元以上,去化较慢。不过萧山的开发商大多不以房地产开发为主业,因此资金链并不紧张,降价压力不大。由于4月份上半月萧山没有低价房源上市,因此总体表现比较沉闷。不过,预计于6月份开盘的顺发.和美家将有望打破目前的平静,虽然该楼盘未必会以低价开盘,但由于地段不错,楼盘也有不少亮点,再加上开发商的品牌效应,或许能有不错的市场反应。
