11月份,北京二手房市场开始步入春节前的僵持阶段,二手房交易量和交易价格均呈平抑走势。据中大恒基市场研究部统计数据显示,11月份,全市二手房交易量同比增长22.1%,环比增长7.8%;二手房买卖平均价格5285元/平方米,同比增长9.7%,环比下跌0.6%。 10月份,全市二手房交易量同比增长28.7%,环比增长12.3%;二手房买卖平均价格5317元/平方米,同比增长10.1%,环比上涨1.3%。与上月相比,11月份,以上各主要指标均有所下降。其中交易量指标,同比涨幅下降6.6个百分点,环比增幅下降了4.5个百分点;平均价格指标,同比涨幅下降0.4个百分点,环比涨幅下降1.9个百分点。以上数据表明,价格变化指标明显小于交易量变动指标,由于二手房市场供需在此时已经较为稳定,二手房市场已经形成了
