上海中心城区的写字楼供应高峰将在2015至2017年间到来,届时浦东浦西的“冰火两重天”局面可能会被打破。最近看了五大行针对中国内地城市的写字楼报告,发现只有上海的租金是以天计算,而包括北京等一线城市都是按月的。据说,这是因为上海是唯一拥有大量顶级写字楼的中国城市,虽然核心区域的写字楼租金还比不上香港和北京。
The peak supply of office space in downtown Shanghai will come between 2015 and 2017, when Pudong’s “Two Days of Ice and Snow” may be broken. Recently, I read the reports of the five major commercial offices targeting Mainland cities in Mainland China and found that only Shanghai’s rent is calculated on a daily basis while the first-tier cities including Beijing are on a monthly basis. It is said that this is because Shanghai is the only Chinese city with a large number of top-level office buildings, although the office rental in the core area is still lower than those in Hong Kong and Beijing.
