土地价格暴涨,让人不免为2014年大城市房价会不会暴涨担忧。此前的逻辑关系预设:面粉涨价会导致面包涨价,开发商的各种成本上涨最终由买者承担。据称,1月,北上广深四个城市的成交均价过万,为10136元/平方米,环比上涨125.1%,同比上涨253.1%,价格创历史单月新高。最被关注的土地出让金方面,10个典型城市土地出让金收入1436亿元,环比上涨56.6%,同比上涨155.2%,较2012年同期大增826.6%。从土地出让金收入走势看,1月土地出让金达到历史高位水平,仅次于去年9月份创造的33个月新高的记录。
