央行于2004年10月29日升息后,各家银行的按揭贷款经历了一个提前还贷的高潮,而房价却延续了一路上涨的态势,带给未来楼市更多不确定性。银行专家提醒,单凭房租来还贷款的投资方式要慎行。和房价上涨不同的是,租赁市场的总体租金浮动幅度并不大。除了中心城区租赁市场比较平稳以外,外围城区租金还有小幅下调。月租金1500元以下的小房型仍然被市场看好,租售情况较好;而月租金2000元~4000元的中价位房和月租金5000元以上的高价房基本维持了原先的“冷租”局面。对贷款购房者而言,在当前这个时期投资房产需要慎重考虑。一方面,贷款的利息涨了,买房所带来的债务会增加。未来
