相对于土地短缺而言,资金短缺是房地产企业现今面临的最大困境。如果没有资金的支持,房地产企业未来的结局必然是走向覆灭。房地产融资可细分为信贷、上市、信托、基金、典当、担保等方式。目前,在众多融资渠道里,房地产企业使用最多的是传统的信贷融资,即从银行进行融资。房地产企业距离真正的融资渠道多元化的路程还很遥远。房地产开发企业应当在苦练内功、提升自身实力、规范公司管理之外,加强与各金融机构及房地产企业的合作。
Compared with the shortage of land, the shortage of funds is the biggest predicament that real estate enterprises face today. Without the financial support, the future outcome of the real estate business is bound to go away. Real estate financing can be broken down into credit, listing, trust, fund, pawn, guarantee and other means. Currently, among the many financing channels, real estate companies use the most traditional credit financing, namely, financing from banks. Real estate companies from the real diversification of financing channels is still far away. Real estate development enterprises should work hard to enhance their own strength, standardize the management of the company, and strengthen the cooperation with various financial institutions and real estate enterprises.
