目前,北京市注册在案的物业管理企业已达2310家,实行物业管理的总建筑面积2.97亿平方米。在住宅建设迅速发展的同时,物业纠纷也随之逐年上升,而矛盾则突出反映在公共利益的纠纷上。在这种情况下,有社会学家提出,解决老旧小区或新建小区的矛盾,完全有必要建立一个专门从事社区调解物业纠纷的组织,或在小区内成立一个巡回法庭,以此来缓解目前的小区纠纷……2005年6月29日,北京市朝阳区香河园街道在所辖的9个社区全面推开社区物业纠纷调解委员会
