近年来,我国房地产业持续高速增长,并带动了相关产业的发展,与此同时商品房价格也不断攀升。从新疆情况看,房地产业总体发展趋势与全国基本一致,但也呈现出自己的特点,从2002年开始,新疆房地产业有所调整,与2001年相比,房地产开发投资额和商品房销售价格均有一定程度的回落,进入2003年第三季度,房地产价格开始止跌回升,全年房地产价格总水平比2002年上涨1.4%,以乌鲁木齐市为例,2002年新建住宅商品房综合平均价为1750平方米,2003年为2100元平方米。综合国家宏观经济政策、土地供应状况、城镇居民生活水平提高和消费结构升级等重要因素,预计今后我区商品房价格的总体走势仍将保持稳中有升的趋势。
