地铁商铺经营权设定期限转让是相对合理的选择随着城市轨道交通建设的推进,地铁大型站区及通道形成了一批地下建筑物,这是城市建设向地下空间发展的新生物业。近两年来,地铁商铺经营权转让逐渐进入产权市场,已经成为市场化服务开发的新品种。城市轨道交通,涉及公共交通领域,通常由专业性国有企业投资建设并管理运行;而地铁大型站区及通道的可供商业性用途的物业,似属于开发建设轨道交通“溢生”的资源,采用什么方式经营运作,确实是一个值得研究的问题。
