随着我国房地产市场和科学技术的高速发展,由房屋层高所引发的问题是决定该建筑物或房屋能不能计算建筑面积的问题,有时涉及一层房屋,有时涉及一幢房屋,有时涉及一片房屋,产生的经济纠纷数额比较大。平时来电来函咨询有关房屋层高问题的也比较多。为了总结经验,吸取教训,特将有关资料整理如下,以供讨论和参考,同时也加强信息交流,促进共识,以便更加准确地理解和掌握国家标准《房产测量规范》中的有关规定,使标准的实施更趋统一。针对房屋层高与房屋净高的定义、房屋层高与房屋净高的测量参照面、测量结果的误差与限差、测算中应注意的问题进行了比较详细的论证与分析。
