房地产价格的升降对中央政府决策的影响,主要是看其是否有利于经济增长。房地产价格与经济发展相协调是中央政府政策出台的依据。在当前情况下,政府对房地产的调控存在两难境地。一方面,房地产价格上涨会引发内需不足、阻碍实体经济的发展、造成泡沫等负面影响;另一方面,房地产价格的下跌也会引发一些负面影响,如对GDP、银行、房地产和相关行业造成负面影响。所以在调控房地产的政策施行上,政府陷入了两难的境地。
