物业管理是一个新兴的朝阳产业,它对改善人民群众的生活和工作环境、提高城市的管理化水平,扩大就业起了积极作用。但随着城市房地产业的发展,物业管理中深层次问题逐渐暴露,因此,加强物业管理立法成为当务之急。本文结合现行立法对物业管理中业主委员会、物业服务合同和物业服务收费等法律问题作了探讨。
Property management is a new sunrise industry, which has played an active role in improving people’s living and working environment, improving the urban management level and expanding employment. However, with the development of the urban real estate industry, the deep-seated problems in the property management are exposed gradually. Therefore, it is urgent to strengthen the property management legislation. This article discusses the legal issues such as owners’ committee, property service contract and property service charge in the property management with the current legislation.
