近几年中国经济快速发展,房地产行业已成为国民经济的支柱产业。土地是房地产开发的核心,鉴于中国特殊国情,土地政策成为了继金融政策和财政政策之后,调控房地产市场的第三种重要手段。本文分析了金融政策和财政政策调控房地产市场的优缺点,着重研究了土地政策影响房地产市场的内在机理,以促使我国的房地产市场健康、平稳的发展。
In recent years, with the rapid economic development in China, the real estate industry has become the pillar industry of the national economy. Land is the core of real estate development. In view of China’s special national conditions, land policy has become the third important means of regulating the real estate market following the financial policy and fiscal policy. This paper analyzes the advantages and disadvantages of the financial policy and the fiscal policy in regulating and controlling the real estate market, and focuses on the intrinsic mechanism that the land policy affects the real estate market so as to promote the healthy and steady development of the real estate market in our country.
