随着经济的发展和人民生活水平的提高,目前,我国城市居民的消费热点正在由一般耐用消费向住房、汽车方面转移,其中尤以住房的潜在需求最大。与一般耐用消费品不同的是住房消费需要大宗资金,其数额相当于普通工薪阶层十几年甚至几十年的积蓄。在住房消费启动之际,为缓解现实购买力和房价差额的矛盾,商业银行开办了住房贷款业务,随之而产生的住房抵押贷款业务有着广阔的市场和前景。但在该项业务的开办过程中,存在着不少矛盾和问题,制约和影响着该项业务的正常稳健发展。
With the development of economy and improvement of people’s living standard, the consumption hotspot of urban residents in our country is shifting from general durable consumption to housing and automobiles, especially the potential demand of housing. Unlike ordinary consumer durables, housing consumption requires large sums of money, equivalent to more than a few decades or even decades of savings for ordinary working-class people. In the start of housing consumption, in order to ease the contradiction between the real purchasing power and the price difference, commercial banks started the housing loan business and the resulting mortgage loan business has a vast market and prospects. However, there are many contradictions and problems in the operation of the business, which restrict and affect the normal and steady development of the business.
