本文认为,城市人居环境的优劣很大程度上决定了商品住宅价格的高低。以1990~2004年杭州市区为例,通过一系列的实证资料,建立相关数学模型,对商品住宅价格与城市人居环境的相互关系进行了研究,发现杭州商品住宅价格与城市人居环境之间有很大的一致性。城市人居环境质量越好,商品住宅价格越高,反之,城市人居环境质量越差,商品住宅价格越低。
This paper argues that the merits of urban living environment to a large extent determines the level of commercial housing prices. Taking the urban area of Hangzhou City from 1990 to 2004 as an example, this paper establishes a mathematical model through a series of empirical data and studies the relationship between the price of commercial housing and the urban living environment. It is found that the prices of commercial housing in Hangzhou and urban residential environment There is a great deal of consistency. The better the quality of urban living environment, the higher the price of commercial housing, on the contrary, the worse the quality of urban living environment, the lower the price of commercial housing.
