铜陵有色金属(集团)公司所在的安徽铜陵市,是一座因铜设市的我国著名工矿城市,这里是新中国最早建设起来的铜工业基地。在50多年的建设发展中,公司逐步积累了大量的土地和房产资源,截至2005年底,公司拥有各类房地产用地2000多万平方米。这些土地大多是在计划经济条件下通过划拨方式取得的,尽管多数位于边远厂矿,但市区及三级以上的土地面积绝对数额并不小。其中不乏极具商业开发价值的黄金地段,且有部分工业用地位于市区,级差整合和搬迁置换的效应强,价值挖掘潜力大。
Tongling City, where Tongling Nonferrous Metal (Group) Company is located, is a famous industrial and mining city in China due to the establishment of copper. This is the earliest copper industrial base built in New China. In 50 years of construction and development, the company has gradually accumulated a large amount of land and real estate resources, as of the end of 2005, the company has all kinds of real estate more than 20 million square meters of land. Most of these lands were acquired through allocation in the planned economy. Although most of them were located in remote factories and mines, the absolute amount of land in urban areas and above Grade III was not small. Among them, there are many prime locations with great business development value. Some industrial sites are located in urban areas. The effect of differential integration and relocation and replacement is strong, and the potential for value discovery is high.
