在市场经济条件下,引导市场发展的根本动力是需求。早期北京写字楼市场的发展,主要源于中国改革开放政策,不断涌入的外资公司对位于成熟商务区的办公场所的需求。经过二十多年的发展,到2006年为止,北京市已经形成了CBD、金融街、中关村三大传统商务区。而新兴的商务区域如东二环、燕莎、亚奥、上地等地带,也在城市政策的规划和市场的驱动中显示出巨大的商机和经济潜力。
Under the conditions of a market economy, the fundamental motivation for guiding the development of the market is demand. The early Beijing office market development, mainly from China’s reform and opening up policy, the influx of foreign companies in the mature business district office space needs. After more than 20 years of development, till 2006, Beijing has formed three traditional business districts: CBD, Financial Street and Zhongguancun. Emerging commercial areas such as Rudong II, Lufthansa, Asia Olympic, Shangdi and other regions also show great business opportunities and economic potential in the planning of urban policies and market drive.
