近京地区现已成为首都周边房地产开发热点和焦点区域。本文以河北燕郊为例,系统分析了近京地区住宅类地产产业发展特点和半年内的价格变动情况,认为投机和外来性需求是导致房价快速上涨的主要原因。同时,不同类型住宅地产在此次调控中价格调整幅度和特征不尽相同,应尽快建立跨省住宅市场统一调控措施体系。
Near Beijing area has now become the capital of the real estate development around the hot spots and focus areas. Taking Yanjiao in Hebei Province as an example, this paper systematically analyzes the characteristics of residential real estate industry in near Beijing and the price changes in a half year. It is believed that speculation and external demand are the main reasons leading to the rapid rise of house prices. At the same time, different types of residential real estate price adjustment in this regulation and characteristics vary, as soon as possible to establish inter-provincial housing market unified control measures system.
