当受到巨额贸易顺差和外汇储备、本币升值、宽松的货币政策等因素的冲击时,房地产的需求快速增加,而供给不能以同样的速度增加,供求失衡导致房价快速上涨。房地产价格快速上涨会导致泡沫产生以至形成危机。抑制房地产价格快速上涨需采取紧缩通货、提高房贷首付比例和利率、提高储蓄存款利率、抑制投机、增加土地供给等措施。
