对于长久以来中央政府对房地产市场进行宏观调控的政策效果不显著的现象进行探讨,通过运用博弈论尤其是动态博弈均衡方法,着眼于中央政府和地方政府之间的不同效益函数及期望得益进行分析,最终认为唯有摆脱土地财政传统模式、改进地方综合绩效考评体制、优化地方经济发展模式才能真正有利于实现房地产市场的健康稳定发展。
