自1998年我国实行住房制度改革以来,商品房价格一路走高。时至今日,商品房价格与价值严重背离,也大大超出了国民的消费能力,甚至为我国国民经济结构埋下了隐忧。目前市场已经无力合理配置住房资源,需要政府担负起宏观调控的职能,使房价回归到合理的水平。近年来我国房价的一路飙升是中央政府、地方政府、房地产商、炒房者和消费者各方利益博弈的结果,但其中各级政府起着根本性作用。把房地产业作为支柱产业是不可持续的,背离我国现阶段经济发展水平的房地产业发展是不适宜的。
Since China implemented the reform of the housing system in 1998, the price of commercial housing has been rising all the time. Today, the serious deviation from the price and value of commercial housing greatly exceeds the spending power of the people and even hides worries for the national economic structure of our country. The current market has been unable to rationalize the allocation of housing resources, the government needs to assume the macro-control functions, so that prices return to a reasonable level. In recent years, the soaring house prices in our country are the result of the game of interest between the central government, local governments, real estate developers, real estate agents and consumers, but among them, the governments at all levels play a fundamental role. The real estate industry as a pillar industry is not sustainable, leaving the current level of economic development in our country’s real estate development is not appropriate.
