房地产估价已经成为我国社会经济生活不可或缺的重要组成部分,社会经济与房地产市场的快速发展为房地产估价行业提供了一个广阔的发展空间,也对其提出了更新、更高的要求。全面提高评估人员的业务水平是保障该行业健康、可持续发展的前提。广大评估人员应进行深入的理论学习、研究,开展广泛的经验总结、交流,以提高业务水平,降低执业风险。笔者依据自身多年来从事房地产估价理论研究和估价实践的经验、体会,就市场提取法测算资本化率过程中租售实例的选择标准问题进行探讨。
Real estate appraisal has become an indispensable part of our country’s social and economic life. The rapid development of social economy and real estate market has provided a vast space for development in real estate appraisal industry and also put forward new and higher requirements for it. To comprehensively improve the professional level of appraisers is a prerequisite for ensuring the healthy and sustainable development of the industry. The majority of evaluators should conduct in-depth theoretical study, research, carry out a wide range of experience sum up, exchange, in order to improve business standards, reduce practice risk. Based on my own experience and experience in real estate appraisal theory research and appraisal practice over the years, the author discusses the selection criteria of rent and sale examples in the process of capitalization rate calculation by market extraction.
