4月24日,2005年博鳌亚洲论坛闭幕。作为论坛和中国经济发展的一个组成部分,由房地产业延伸出来的“中国房地产发展前景分会”被安排在23日晚间举行,会议一直持续到当晚接近凌晨时分。其间,所有的议题都是被媒体反复炒过的话题,开发商们得出的结论惊人的一致。就在此次会议上,开发商们否定了过往有关房地产泡沫的所有言论,明确说,“中国房地产没有泡沫。”一向并不否认有泡沫的潘石屹这回也改了口,说目前最主要还是土地,只要扩大土地供给,房地产市场很多问题就能迎刃而解。此前,北京房地产市场一直有开发商持地荒论,他们说,可供开发的土地在政府严格限量后变得稀缺,这直接抬升了房价,造成今日高房价、高热度的被动局面。地荒论成为开发商向政府伸手要地的一次曲折表达。
