市场经济条件下,需求是引导市场发展的根本动力。早期北京写字楼市场的发展,主要源于中国改革开放政策,不断涌入的外资公司对位于成熟商务区,可租赁使用的办公场所的需求。经过近十五年的发展,北京写字楼市场正成为亚太地区房地产市场的重要组成部分。目前,北京有优质写字楼520万平方米,主要分布在CBD、中关村、金融街等三大热点商务区。上述商务区在发展背景、支柱产业以及政府相关政策支持等方面各具特色,导致区域写字楼客户在需求现状及未来发展趋势等方面存在较大区别。
Under the condition of market economy, demand is the fundamental driving force for market development. The early Beijing office market development, mainly from China’s reform and opening up policy, the influx of foreign companies located in the mature business district, leasing the use of office space needs. After nearly 15 years of development, the Beijing office market is becoming an important part of the real estate market in the Asia Pacific region. At present, Beijing has 5.2 million square meters of prime office space, mainly in CBD, Zhongguancun, Financial Street and other three hot business districts. The above business district has its own characteristics in terms of its development background, pillar industries and relevant government policies. As a result, there is a big difference between the demand and the future development trend of regional office customers.
