自2002年起,外资基于人民币升值及中国资产回报高的预期而不断流入我国。这些资金多数涌入了股票市场和房地产市场。自金融危机以来,外资开始有计划地撤离中国市场。对依赖于外部融资的房地产市场而言,外资的流入与流出有较大的影响力。外资通过影响房地产市场,对我国银行业也有着间接的影响。本文从以房地产市场为传导渠道的角度,对此进行了分析。
Since 2002, foreign capital has continuously flowed into our country based on the expectation of RMB appreciation and high return on assets in China. Most of these funds poured into the stock market and the real estate market. Since the financial crisis, foreign capital began to withdraw from the Chinese market in a planned way. For the real estate market that depends on external financing, the inflow and outflow of foreign capital have a greater influence. Foreign investment through the real estate market, China’s banking industry also has an indirect impact. This article from the perspective of the real estate market as a transmission channel, this is analyzed.
