近期随着房地产成交的回落,部分城市出现了库存增加,价格回落的情况。而经历了连续两年的房地产快速增长后,从全国范围来看,今年的成交和开发同比增速或由正转负,或增速下降。而地方政府也纷纷展开政策微调,对冲市场下滑风险。总体看房地产市场情景尚未到悲观之际,全面调整可能性不大,而且在城镇化大背景下,中长期发展动力犹存,因此我们认为未来或不必过于悲观。
With the recent real estate transactions down, some cities appeared in stocks, prices fall. After two consecutive years of rapid growth of real estate, from a national perspective, this year’s turnover and development year-on-year growth rate, or from negative to positive or decline in growth. Local governments have also started to fine-tune the policy to hedge the market risk of decline. Overall, the real estate market scenario has not yet come to a pessimistic occasion. It is unlikely that a full-scale adjustment will be made. In the context of urbanization, medium- and long-term development momentum still exists. Therefore, we think the future should not be too pessimistic.
