天然地基上的砖混结构房屋需要加层时,首先要解决地基问题。当房屋使用情况正常,沉降已基本稳定,且没有裂缝、歪扭、挠曲及其它损坏现象,表示建筑物和地基的力学状态良好,可考虑建造加层。建筑物地基的沉降稳定期,一般砂类土地基为2年,中等压缩性的粘性土为5年,软土地基应在10年以上。也有人认为1年内房屋的沉降值不超过2mm,便表明沉降基本稳定。房屋建造加层时,必然增加有效荷载,优先考虑的方案是利用原有基础,充分
