随着房地产金融市场的迅猛发展,个人住房贷款的风险也日益突出:信用风险、操作风险、政策风险、市场风险、抵押物风险等等。因此,本文认为应从建立个人信用制度、完善银行自身风险管理机制、完善法律法规、建立完善风险分担机制、推进住房抵押贷款证券化等方面着手,有效降低住房贷款风险,促进个人住房贷款市场的健康发展。
With the rapid development of the real estate financial market, the risk of individual housing loans is also increasingly prominent: credit risk, operational risk, policy risk, market risk, collateral risk and so on.
