中国房地产市场最突出的特征莫过于房价的大幅攀升。本文试着从市场供给与需求的角度,运用相关数据分析房价上涨的原因。从市场需求上看,人口结构性变化和高速的城镇化、城镇居民可支配收入的增加使住宅需求呈现刚性化,而高住房拥有率强化了住房需求;从市场供给上看,土地购置成本的上涨、住房供给结构上的不合理都推动了房价的上涨。最后得出结论:面对刚性化的住宅需求,调整住房供给结构,构建细分化的房产供给市场,才能有效地缓解市场的供需矛盾。
The most prominent feature of China’s real estate market is the substantial rise in house prices. This article tries to analyze the reasons for rising house prices from the perspective of market supply and demand. From the perspective of market demand, structural changes in population and high-speed urbanization have led to an increase in the disposable income of urban residents, which has led to a rigid demand for housing while a high rate of housing ownership has strengthened housing demand. From the perspective of market supply, land acquisition costs Rising housing prices and structural unreasonable have all contributed to rising house prices. Finally, the conclusion is reached: In the face of rigid residential demand, adjusting the housing supply structure and building a subdivided real estate supply market, we can effectively alleviate the contradiction between supply and demand in the market.
