房价问题关系国计民生,且与宏观经济紧密相关,研究地方政府财政支出对于房价的影响,有助于政府经济决策、改善民生。本文根据全国35个大中城市2000-2012年的面板数据,构建模型并做出协整检验,实证研究地方政府财政支出与房地产价格的相关性,定量分析财政支出对房地产价格的作用。结果显示:财政支出提高对当地房地产价格有提升作用,且该影响具有滞后性,并针对这一结果,给出相关政策建议。
The issue of housing prices is closely related to the national economy and the people’s livelihood, and is closely related to macro economy. Studying the impact of local government fiscal expenditure on housing prices helps the government make economic decisions and improve people’s livelihood. Based on the panel data of 35 large and medium-sized cities in China from 2000 to 2012, this paper constructs a model and makes a cointegration test to empirically study the correlation between local government fiscal expenditure and real estate price and quantitatively analyze the effect of fiscal expenditure on real estate price. The results show that: the increase of fiscal expenditure has an effect on the local real estate price, and the impact is lagging behind. And according to the result, the relevant policy suggestions are given.
