本文以楼面地价作为城市地价水平的衡量标准,以北京市2006-2010年土地一级市场出让数据为样本,考察房地产开发企业的所有制类型与土地一级市场平均出让价格水平的相关性。研究表明:在居住用地出让中,国有性质的房地产企业受让价格显著高于民营性质的房地产企业,而这种差异在商业用地的出让中不显著。这一分析结果不受地区国内生产总值、房地产开发投资额(包括住宅投资、商业投资和其他投资)、城镇居民人均家庭总支出、房地产业企业家信心指数和居民消费价格指数等控制变量的影响,并且在剔除出让土地的地理位置因素后仍然稳健。
In this paper, the floor value of land as a measure of the level of urban land prices in Beijing from 2006 to 2010 land transfer data as a sample of the market to examine the ownership of real estate development enterprises and the average level of the land market, the level of the transfer price. The research shows that in the transfer of residential land, the transferee prices of state-owned real estate enterprises are significantly higher than those of non-state-owned real estate enterprises, and this discrepancy is not significant in the transfer of commercial land. The results of this analysis are not affected by the control variables such as regional GDP, real estate development investment (including residential investment, commercial investment and other investment), per capita household income of urban residents, real estate industry confidence index and consumer price index Impact, and remain robust after removing the geography of the land.
