设计物业税平抑房价的指导思想,根本就是建立在失真和虚妄、错误的推论和基点之上的,不可能产生抑制房价的作用。近日有众多传媒报道了一条颇具爆炸性的消息:有关方面即将“研究开征物业税的实施方案”,以便为持续上扬的房价寻找“稳定器”。然而毋庸讳言的是,企图借助征收物业税来平抑房价的意图非常“天真”,仅仅属于某些人一厢情愿的“理想化”演绎而已。稍作思辨即可发现,物业税根本不具备遏制房价上升的功能,却可以实实在在地加重着广大住宅购买者的经济负担,势必引发诸多的人际纠纷和社会矛盾。不仅无助于“稳定房价”,反而成为影响人际和谐与社会稳定的“干扰释放器”。

After a brief speculation, we can see that the property tax does not have the function of deterring property prices from rising at all. However, it can actually increase the financial burden on the majority of homebuyers and will inevitably lead to many interpersonal disputes and social conflicts. Not only help to “stabilize housing prices,” but instead become “interference releasers” that affect interpersonal harmony and social stability.
