近年来,我国的房地产业发生了剧烈的变化,其中最明显得是房价的不断上涨。住宅商品房价格的上涨对购房者的消费行为产生了显著影响。房价上涨增加了住房刚性需求人群的购房负担,购房家庭通过向商业银行申请住房贷款的行为形成了对银行的负债,从而限制了自身的消费活行为。相关研究表明房价过高导致的购买力不足抑制着我国经济发展,研究房价的变化与居民消费行为的选择,对发挥我国商品房的资产价值、引导房市健康发展具有较强的现实意义。
In recent years, China’s real estate industry has undergone dramatic changes, the most obvious of which is the rising house prices. The rise of residential real estate prices has a significant impact on the consumer behavior of buyers. Rising house prices have increased the purchase burden of people with rigid demand for housing, and home buyers have become indebted to banks by applying for housing loans to commercial banks, thus limiting their consumption and living activities. Relevant research shows that the insufficiency of purchasing power caused by the high price hinder the economic development of our country, and the research of the change of the house price and the choice of residents’ consumption behavior have a strong practical significance to exert the asset value of our country’s commercial housing and guide the healthy development of the housing market.
