近几年,大城市房价连续上涨,普通工薪阶层购买力不足,而城市周边的城中村在自有土地上建设起了所谓的小产权房,满足了不少中低收入者的购房需求。小产权房的存在对于提高农民资产性收入,降低购房者成本,维护社会稳定有积极意义。但是其存在的合法性依然备受争议。本文从经济学角度出发,研究小产权房对于农民、消费者和开发商的利益影响,得出小产权房存在具有经济效益。同时提出使小产权房交易合法化的一些建议。
In recent years, housing prices in big cities have risen continuously, and the purchasing power of ordinary working-class people has been insufficient. However, the urban villages surrounding the city have built so-called small property houses on their own land to meet the needs of many middle- and low-income earners. The existence of small property room for improving the income of farmers assets, reduce the cost of home buyers, maintaining social stability has a positive meaning. However, the legitimacy of its existence remains controversial. This article from the economic point of view, study the small property room for farmers, consumers and developers, the impact of that small property room exists with economic benefits. At the same time put forward some proposals to legalize the transactions of small property houses.
